Terms and Conditions

Introduction
These terms and conditions apply to all bookings for our holiday cottages in North Wales. By making a booking, you agree to be bound by these terms and conditions. Please read them carefully before making your reservation.

1. Booking and Payment

1.1. A booking is only confirmed upon receipt of full payment.

1.2.  If you are booking more than three months in advance, it may be possible to pay a 50% deposit when discussing your booking.

 

2. Cancellation Policy

2.1. If you wish to cancel your booking, the following conditions apply:

• More than 30 days before arrival: You will receive a full refund.
• Within 30 days of arrival: No refund will be given. 

2.2. We recommend that you take out travel insurance to cover cancellations and other unforeseen circumstances.

3. Check-In and Check-Out

3.1. Check-in is from 3:00 PM on the day of arrival.
3.2. Check-out is by 10:00 AM on the day of departure.
3.3. Late check-outs or early check-ins may be arranged in advance but are subject to availability and may incur an additional charge.

4. Occupancy and Use

4.1. The cottages are for holiday use only and must not be used for any other purpose without prior consent.
4.2. The maximum occupancy for each cottage must not be exceeded. Breach of this condition may result in termination of the booking without refund.

5. Guest Responsibilities

5.1. Guests are responsible for the property and its contents during their stay. Any damage or breakages must be reported immediately and may be charged.

5.2. Guests must read the Hot Tub Guidance, provided on arrival, in order to stay safe.
5.3. Please keep the property clean and tidy. Additional cleaning fees may apply if the property is left in an unreasonable condition.
5.4. No smoking is permitted inside the cottages.

5.5. We reserve the right to request your immediate departure, without refund, where you have, in our sole discretion, acted unreasonably, illegally, immorally or in a manner which may cause damage to the property.

6. Pets

6.1. Pets are allowed in all cottages. There is a £10 fee for pets (per stay).
6.2. Guests must ensure that pets are well-behaved, kept off furniture/beds, and cleaned up after.

6.3. Pets must be kept under control and/or on a lead as all properties are close to livestock.

6.4. Guests must “pick up” after their pets. You may need to ask us where the poo bin is.

7. Liability

7.1. We accept no liability for loss, damage, or injury to guests or their property during their stay unless caused by our negligence.
7.2. Vehicles parked at the property are left at the owner's risk.

8. Force Majeure

8.1. We are not liable for cancellations or changes to your booking caused by events beyond our reasonable control, such as natural disasters, extreme weather, or government restrictions.

9. Complaints

9.1. Any issues should be reported to us promptly during your stay to allow us to address them. Complaints made after departure may not be considered.

10. General

10.1. These terms and conditions are governed by the laws of England and Wales.
10.2. By confirming your booking, you agree to abide by these terms and conditions.
